How much does a building inspection cost?
At Luno Bouwadvies a building inspection costs €499 including VAT for properties up to 250 m². For properties larger than 250 m² we charge €0.75 per additional m². The inspection report is ready the following morning.
How long does a building inspection take?
The on-site inspection takes an average of 1 to 2 hours, depending on the size and condition of the property. You will receive the report within a few working days.
Is a building inspection mandatory when buying?
No, a building inspection is not legally required. However, it is strongly recommended when purchasing an existing property. Some mortgage providers do recommend it.
Can I negotiate based on the inspection report?
Yes, the inspection report gives you concrete evidence to negotiate the purchase price. Buyers regularly negotiate €5,000 to €15,000 discount based on defects found.
What is the difference between a building inspection and a valuation?
A valuation determines the market value of the property for the mortgage. A building inspection assesses the technical condition and identifies defects. They are two different assessments that complement each other.
When should I have a building inspection done?
Ideally before signing the purchase contract, or include a building inspection condition in the contract. This way you can still withdraw from the purchase or negotiate if serious defects are found.
