Removing a load-bearing wall to combine rooms, for example kitchen and living room. Requires a structural calculation — we handle drawings, engineer and application.

Roof terrace

A roof terrace on the flat roof of your home or extension. Usually requires a permit due to aesthetics, privacy and structural load capacity.

Top-up

An extra storey on your existing home — popular in Amsterdam for adding living space. Strict aesthetic rules, and the foundation must also be assessed.

Extension

Extension at the rear or side of your home for extra living space, office or conservatory. Sometimes partially permit-free — we check upfront.

Convert storage to living space

Converting an existing storage or outbuilding into full living space. Changes the property's use category and requires insulation, ventilation and daylight.

Build or renovate

New construction, major renovation or internal reconfiguration of your property. We guide the full process, from feasibility to permit approval.

How it works

You request a quote or book a free no-obligation intake. We discuss your plans, assess feasibility and provide a clear upfront price.

On-site measurement

Our draughtsman visits your property to accurately measure the existing situation: dimensions, constructions, installations — everything needed for correct drawings.

Concept drawing

Based on the measurement and your wishes we produce a first drawing. You review it; we iterate until the concept fully matches your plans.

Final drawing

Once approved, we produce the final version that meets all requirements of the Dutch Building Decree and local aesthetic regulations.

Structural engineer

For structural work (wall openings, dormers, roof terraces) we commission a certified structural engineer for calculations and drawings. We coordinate this for you.

Submission at municipality

We submit the complete application digitally via the national Environmental Portal, track the processing time and respond to any questions from the municipality.
